What banks check beyond DSR
- CCRIS record: Outstanding loans, payment history (0 = on time, 1+ = late)
- CTOS score: 697+ is good, 750+ is excellent
- Employment tenure: Most banks want 6-12 months minimum at current employer
- Age: Must be 21-60 (65 for some banks). Loan must mature before retirement age.
- Existing relationships: Having a salary account with the lending bank improves approval odds
Tip: Government servants have an advantage
Government employees can access lower-rate loans through the Treasury (Pinjaman Perumahan Perbendaharaan) and often qualify for higher amounts because banks see government income as more stable.
